Roof Repair

Water does not fall vertically through. It gets beyond the surface at some point, runs across the framing across several feet, and shows up wherever the slope eventually lets it fall. The wet patch on the drywall is the end of the trail, not the address.

This is why a repair starts with diagnosis and not by caulk. Caulking the wrong area stops the leak not at all and buries the real fault beneath a patch that appears like attention.

A repair is the correct call considerably more often than the average homeowner hears. A roof with ten years remaining and a single dried-out flashing needs a boot, and not a new roof.

Replacement genuinely is the correct value when the faults are no longer isolated: broad mineral loss, lifting across entire planes, sheathing that has gone soft across a region, or a pattern of breaches in different spots that points to the assembly is simply at the finish of its service life.
