A sloped roof functions by shedding water rapidly — gravity does most of the job, and shingled pieces absorb a fair amount of rough detail.
A low-slope covering has neither of those things. Runoff leaves slowly, sits anywhere drainage goes wrong, and the covering is a continuous surface and its each weld becomes a potential leak point. The Five Systems and Which Each Suits
- TPO membrane. Joints are heat-welded, producing a weld comparable to the material on its own. Usually reflective, and that reduces summer thermal load measurably. The dominant specification on contemporary commercial roofs.
- Rubber membrane. A synthetic sheet, most often dark-colored. Joints are adhered and not heat-welded, and that puts seam workmanship the governing variable. Extremely durable where detailed properly.
- Mod-bit roofing. Bitumen material strengthened and laid in courses. Hard-wearing and accommodating of foot traffic, which is worth having on any roof supporting mechanical units somebody has to service.
- BUR. The long-established multi-ply assembly — plies and hot asphalt laid up in repeated courses. Very much still appropriate on certain roofs.
- Rubber slate. Another answer altogether — used where the appearance of stone is required but not slate's structural load.
Where the Water Goes — the Governing Issue
The word "flat" is inaccurate. A properly built so-called flat assembly is built with a deliberate fall running to drains. If that ends up absent, rainfall stands, and held rainfall is the one most dependable forecaster of membrane failure.
So an assessment looks at drainage points and overflows against debris, the pitch to them, marks of previous standing water — which leaves clear staining even once the water is no longer there — and whether added equipment installed after construction was built now obstructs the original drainage.
Where These Roofs Give Out
- Membrane seams. With a welded membrane, an under-welded seam holds for a couple of years and then separates.
- Rooftop penetrations. Every vent, unit curb, and roof drain. Rooftop plant added later by a different installer is an extremely common cause.
- Edge metal and edge terminations. The points where the membrane ends and is positively held. Wind works with the greatest force right at the perimeter.
- Punctures. Impact from objects, branch fall, and maintenance traffic across a sheet never specified for it. Traffic pads are cheap expense.
The Things That Determine Low-Slope Pricing
Membrane estimates turn on quite another collection of variables from shingle work:
- Tear-off versus recover. Particular old assemblies permit a fresh system over the existing. Many do not, and wet substrate under an existing membrane takes it out.
- Insulation along with tapered work. Correcting drainage by means of sloped insulation costs real cost, and the work addresses the one most reliable driver of membrane failure.
- The attachment approach. Mechanically attached, fully glued, or ballasted. Design wind requirements, deck material, and the building elevation govern the choice.
- Detail quantity. Every penetration, drain, and vent is individual work. A building supporting considerable HVAC units is a substantially different proposition from an unobstructed field of equal square footage.

Flat Systems in a Pennsylvania Winter
Snow load doesn't slide away from a low-slope roof. It stays, melts in part, freezes again at night, and that load is substantially greater than fresh accumulation to an identical height. Drainage that performs perfectly adequately in summer can be blocked with ice solid in January.
That turns two things count locally more than they do somewhere in a warmer region: overflow drainage so a frozen principal outlet does not pond the structure, and a check before winter rather than only after trouble appears.
